Our 3% listing is a commitment from you to us that you will pay us a 3% commission if we bring you an acceptable buyer. You are on your own with this program. All the buyers we introduce to your home will be represented by us. If saving money is your plan and you like to be in complete control this plan will get you quality exposure for maybe nothing.
The 4% commission program is an exclusive agency agreement that reserves your right to sell the property yourself but requires you to pay a 4% commission if we bring a buyer at the price you approve. The 4% program requires you pay $495 non-refundable fee at the time of listing but that fee comes off the commission at the time of closing if a broker sells it. If you don't mind holding your own open house this can save you big bucks. Keep in mind that we agree to represent you and pay other brokers 3% if they get a buyer. This commission is no different to a buyer's broker so you should not fear that you will be shunned and qualified buyers taken to the competition.
